Understanding UK Stamp Duty in 2025
What is Stamp Duty?
Stamp Duty (officially called Stamp Duty Land Tax or SDLT in England and Northern Ireland) is a tax you pay when you buy a property or land. Scotland has LBTT (Land and Buildings Transaction Tax) and Wales has LTT (Land Transaction Tax), which work similarly but with different rates and thresholds.
Changes from April 2025
Important changes came into effect on April 1st, 2025:
- England & Northern Ireland: First-time buyer relief threshold reduced from £425,000 to £300,000, and the maximum property price for relief dropped from £625,000 to £500,000
- Scotland: Additional Dwelling Supplement increased from 6% to 8% (effective December 5, 2024)
- Wales: Higher residential rates increased by 1% across all bands (effective December 11, 2024)
First-Time Buyer Relief
If you've never owned a property before, you may qualify for reduced rates or higher thresholds. Requirements vary by region, but generally you must be buying your main residence and not have owned property anywhere in the world previously.
Additional Property Surcharge
If you already own a property and are buying another (second home, buy-to-let, etc.), you'll pay an additional surcharge on top of the standard rates. This is 3% in England and Northern Ireland, 8% in Scotland, and 5 percentage points higher in Wales.
